Hi Jim,

Thanks for your interest in our Behr Premium Elastomeric Masonry, Stucco & Brick Paint. This paint is not suitable for use on basement walls. Please consider our Behr Premium Basement & Masonry Waterproofer instead. It is ideal for basement walls, as it is designed to withstand 12 PSI of water pressure.

The specs state it's not UV resitstant

This is an exterior elastomeric coating but it states in the specs. that its not UV resistant. I have a full sun facing side of my house that I plan to apply the Behr elastomeric - until I read that part in the specification.
Is it true that this product will not hold up to long term UV exposure?

Time between coats

I know the material states to wait 24 hours before applying second coat. However, it does not give a maximum time between coats. For instance, could the project be spread out over 2 weekends where the first coat was applied on a Sunday and the second coat the next Saturday?

Thanks for your interest in our Behr Premium Elastomeric Masonry, Stucco & Brick Paint. We highly recommend not to apply the coating if rain or heavy dew is expected within 24 hours. After application, this coating needs 2 weeks cure time before cleaning with a mild, non-abrasive liquid detergent.

Hi John. Thanks for your question. You should get a coverage rate of 75-125 Sq. Ft per Gallon, which would be 375-625 Sq. Ft. for this 5-gallon container.

Someone asked this question in 2014, but the posted answer does not match the question. I want to freshen up the look of my house's stucco exterior, but am worried that a waterproof paint might eventually cause moisture problems within the wall. is this paint breathable? . Thanks.

Hello and thank you for your question. BEHR PREMIUM® Elastomeric Masonry, Stucco & Brick Paint will be breathable as long as it is not going over another coat of elastomeric. It is a high build formula that is designed for use over fresh stucco or thin mil coating. Be sure to read all back-label instructions and best of luck on your project.

Hello and thank you for your question Stevie.We do not recommend applying BEHR PREMIUM® Elastomeric Masonry, Stucco & Brick Paint to wood (like your cedar shanks and redwood planking). Instead, as Christine mentioned, you can apply a regular Behr exterior paint like BEHR PREMIUM PLUS ULTRA® Exterior. For your project, be sure to apply two coats of primer before painting to ensure that the tannins do not bleed through. Hope this helps, and best of luck on your project!

Hello Stevie!

Thank you for your question!

I called Behr technical support, and they do not recommend applying this product to wood, including cedar shanks and redwood planking.

However, you can apply a regular Behr exterior paint. When painting cedar and redwood, you will want to apply two coats of primer before painting to ensure that the tannins do not bleed through.

Stucco was spainted about 10 years ago, some hairline cracks but in good overall shape, there is just some T111 and plywood on an addition. should I also get an exterior paint for wood surfaces?

Hello and thank you for your question on BEHR® Barn & Fence Paint. Yes the product may be applied over an oil-based finish. If the surface is smooth or glossy you will want to lightly sand these areas down. If the oil-based finish had started to crack, peel, or flake, use a product such as BEHR PREMIUM No. 64 Wood Stain & Finish Stripper on wood to remove the coating. Make sure to rinse the surface thoroughly after use. Hope this helps and best of luck on your project!

Thank you for your interest in our BEHR Premium Elastomeric Masonry, Stucco and Brick Paint. This paint can be applied with an airless sprayer using a .025" - .029" spray tip with a minimum of 2500 PSI at the tip. If the Ryobi Pro Tip satisfies these conditions, then it can be used for application.

Hi Tro,

Thanks for using our Behr Premium Elastomeric Masonry, Stucco & Brick Paint. We are sorry to hear about your situation. Our Elastomeric Paint is formulated to dry to touch within 4 - 6 hours. There are a few factors you should consider that maybe contributing to the situation (not dry, sticky finish).

1. What color was this paint tinted too? If this was a color from the Behr Premium Masonry, Stucco & Brick Paint color card, it should have a color name/number and exact formula. However if this was a custom matched color, it could be possible for an incorrect color formula where too much colorant was added. Excess colorant could extend dry time.

2. Did you apply according to the specified spread rate of 75 - 125 sq. ft gallon with two coats? If Elastomeric Paint is over applied, longer dry time is needed.

3. Did you allow up to 24 hours dry time between coats? If the second coat is applied too soon, longer dry time is needed.

4. Darker colors may require more dry time.

5. Was high amounts of moisture or dew present during application or dry time? Moisture and dew will extend the dry time.

6. Was the air and surface temperature during application and dry time below 50 degrees F? Extremely low temperatures will extend the dry time.

Recommendation: Please continue to allow the surface to dry for a few more days. If it continues to feel not dry or sticky, please contact our Behr Customer Service for further assistance (toll free number shown on the product label).

Hi there Tro,

Sorry about the issues with the paint. On average, this paint takes 4-6 hrs. to dry.

There are a couple of factors that could interfere with the paints drying:
This paint should not be thinned out
It needs to be applied between 50-90°
It cannot rain within 24 hours of applying your first coat
A second coat should be applied 24 hrs. after the first, with the same spread rate
Dry times can be effected by high humidity or low temps
Can take upwards of 2 weeks to cure

Are all colors in the Behr brochure available at HD?

I went to my closest HD this afternoon and tried to get a gallon of this product in the color Sandstone (MS-43 per Behr brochure). The counter guy gave me Sandstone Beige (MS-41), when I told him that was the wrong color he told me that MS-43 was only available for the other Masonry, Stucco & Brick Paint but not for the Elastomeric type. I refused to believe that, if that's the case the Behr chart color brochure is inaccurate. How can I get the Elastomeric Masonry Stucco & Brick Paint in the MS-43/Sandstone color?

It's possible that some tints are incompatible with the elastic compound in the elastomeric paint.
Go to the source: do an online search for Behr or get their phone number from a can of product. Ask them your question. That way you eliminate the counter guy and a possibly incorrect color chart.

Your preferred color MS-43 Sandstone is available in Elastomeric Masonry, Stucco & Brick Paint however it requires a Deep Base to tint.
